Derstines Cold Storage, developed by EZ3PL Cold Storage & Logistics, set out to expand its cold chain footprint with a modern, high-capacity facility in Telford, Pennsylvania. The project was designed to support importer-focused logistics operations, requiring fire protection systems capable of performing reliably across freezer, refrigerated dock, dry storage and office environments.

Given the complexity of cold storage operations, including tall storage heights, varying commodity classifications and freeze-sensitive areas, the client required a fire protection partner with deep cold-storage expertise who could deliver a compliant, efficient and highly reliable life safety solution without disrupting construction schedules.

Scope of Services

North American Fire Protection provided complete design-assist, installation, and testing of the fire sprinkler systems for the facility, including:

  • Integrated wet, dry, and preaction sprinkler systems designed for cold storage and ambient environments
  • High-capacity fire pump system engineered to support tall storage configurations and multiple hazard classifications
  • Preaction systems utilizing linear heat detection to protect freezer areas while minimizing freeze risk
  • ESFR and control-mode sprinkler technologies matched to storage heights and commodity types
  • Heat tracing, insulation, and freeze protection for critical piping and penetrations
  • Protection of refrigerated docks, dry warehouse areas, and two-story office spaces
  • Final testing, commissioning, and coordination to ensure systems were fully operational at turnover

All systems were designed and installed in accordance with applicable NFPA standards and project-specific performance requirements.
