Anderson-DuBose set out to establish a flagship Southeast distribution hub capable of supporting hundreds of restaurant locations with precise temperature control, rapid logistics and uncompromising food safety.

Project Bobcat in Jacksonville, Florida was envisioned as a three-temperature zone cold and dry storage facility (ambient, cooler and deep-freeze) designed to scale future growth while protecting high-value inventory and mission-critical operations for national brands including McDonald's and Chipotle Mexican Grill.

The facility demanded an advanced fire protection strategy capable of performing in extreme cold environments while meeting rigorous regulatory and operational standards.

Value Delivered

North American Fire Protection engineered a fully integrated fire protection infrastructure tailored specifically for high-bay, multi-temperature cold storage where traditional sprinkler systems are not sufficient.

NAFPCO delivered:

  • High-capacity fire suppression for freezer, cooler, dock, warehouse and office environments
  • Dedicated on-site water storage and diesel fire pump infrastructure ensuring uninterrupted protection
  • Specialized pre-action systems with linear heat detection for freezer zones
  • ESFR protection for high-density dry storage
  • Infrastructure designed for 40-foot clear heights and rack storage

The result was a highly resilient life-safety system that supported operations, minimized risk and exceeded the demands of modern cold chain logistics.

The success of Project Bobcat Jacksonville directly led to Anderson-DuBose awarding NAFPCO a second major facility, Project Bobcat Tennessee, expanding the partnership across state lines.

Water Supply & Fire Pump Infrastructure

  • 2,500 GPM diesel-driven fire pump system (NFPA 20 compliant)
  • Large-scale on-site bolted steel water storage tank (200,000+ gallons)
  • Underground fire main loop and dedicated riser rooms
  • Jockey pump systems and pressure-limiting controls

Cold Storage Fire Protection Systems

  • Double-interlock pre-action sprinkler systems protecting freezer environments
  • Linear heat detection for rapid fire detection
  • Dry pipe systems serving cold docks and low-temperature areas
  • Wet pipe systems protecting dry warehouse zones
  • Regenerative dry air supply for preaction systems

High-Density Storage Protection

  • ESFR sprinkler systems for dry goods storage up to 40 feet high
  • Control-mode specific application sprinklers for freezer and cooler zones
